# Case Study: Transforming an Overlooked Laundry Room into a Resident Amenity

Thoughtful property management goes beyond maintaining a building. It means identifying opportunities to improve the spaces Residents use every day while protecting long-term property value. In this case study, discover how Tribe Management transformed an outdated laundry room in a 1950s Vancouver rental community into a brighter, safer, and more functional Resident amenity, all within a modest budget of under $25,000 and with minimal disruption to Residents.

## The Opportunity

A well-managed rental community is shaped by more than its suites. The shared spaces Residents use every day play an important role in how they experience their home.

Following a major revitalization of a mid-century rental building in Vancouver's West End, one space no longer reflected the quality of the rest of the property: the communal laundry room. While the building's exterior, hallways, and suites had been modernized, the laundry facility remained dark, dated, and uninviting.

Working within a modest capital budget, Tribe Management partnered with the property owner to transform the space into a brighter, safer, and more functional amenity that better supported Residents and enhanced the overall value of the community.

## The Challenge

Built in the 1950s, the building had undergone extensive upgrades after years of deferred maintenance. Although major systems and common areas had been refreshed, the laundry room had changed very little over the decades.

Residents were dealing with:

- - Aging laundry equipment
    - Worn countertops and finishes
    - Poor lighting
    - A basement location that felt dark and unwelcoming
    - Ventilation and humidity challenges caused by the concrete construction

The laundry room had become the one remaining reminder of the building's age.

As Property Manager Steven DeShane explains:

> *“People use the laundry room every week. When a space like that has been overlooked, it affects how Residents feel about the building. Investing in those everyday spaces shows Residents that the property is cared for."*

## The Tribe Approach

Rather than pursuing a large-scale renovation, Tribe focused on improvements that would have the greatest impact on both Resident experience and long-term building operations.

The project included:

- New commercial laundry equipment through an updated partnership with Coinamatic
- An additional high-capacity washer and dryer for larger household items
- New flooring and fresh paint
- Energy-efficient LED lighting
- A replacement utility sink
- New safety railings
- Enhanced security camera coverage
- Improved ventilation and humidity control, including a dedicated dehumidification system connected directly to the building's drainage

Every upgrade was selected to improve durability, usability, and the day-to-day experience for Residents.

## Property Management in Action

Successful capital projects are about more than construction. They require careful coordination to minimize disruption for Residents and keep the building operating smoothly.

Tribe managed the project from planning through completion by coordinating:

- Vendor sourcing and procurement
- Contractor scheduling
- Equipment replacement
- Resident communications
- Project timelines that minimized service interruptions

The laundry room was offline for approximately two weeks, with trades carefully scheduled to complete the work as efficiently as possible.

## The Results

The renovation transformed one of the building's most frequently used shared spaces into an amenity Residents genuinely enjoy using.

Residents immediately noticed the difference. Steven recalls:

> *“We had feedback that people were actually nervous going into the basement before. Now it feels like part of the building instead of a space people wanted to avoid."*

The project delivered:

- A brighter, more welcoming environment
- Improved safety and security
- Better functionality through upgraded equipment
- Greater Resident comfort
- A shared amenity that matched the quality of the rest of the building

The upgraded laundry room also became a regular stop during prospective Resident tours, reinforcing the property's overall quality and attention to detail.

Steven says the renovation has even become part of prospective Resident tours:

> *“Following the renovation, the laundry room became part of the tour route. For buildings without in-suite laundry, having a laundry room people are comfortable using is a real advantage."*

*After: Modernized shared laundry amenity.*

## Tribe Insight

Reflecting on the project, Steven says:

> *“Sometimes the biggest difference comes from improving the spaces Residents use every day. Thoughtful upgrades like this create a better living experience while protecting the long-term value of the property."*

Every Resident interaction shapes how a community is experienced. By investing in high-use shared amenities, property owners can improve Resident satisfaction, strengthen leasing appeal, and protect the long-term value of their asset. Thoughtful property management means looking beyond major capital projects to the everyday spaces that matter most.
